Abstact: There is currently a growing concern for the preservation of historical past, including&#xD;
monuments and ancient buildings. In this context, this project proposes the adoption of an&#xD;
alternative technological approach for managing modern buildings located in the historic center&#xD;
of São Luís. To ensure that a building achieves the specified performance as defined in the&#xD;
projects and that the cost of the operational phase is minimized, careful planning of the&#xD;
Maintenance Management process is fundamental. Furthermore, it is essential to employ tools&#xD;
and methods that help meet the necessary requirements to ensure the building's lifespan. In this&#xD;
context, the adoption of effective Maintenance Management practices becomes crucial to&#xD;
optimize the building's operation, mitigate unnecessary costs, and prolong its durability. The&#xD;
implementation of preventive and predictive maintenance programs, the use of advanced&#xD;
monitoring technologies, and the formation of specialized teams are some of the strategies that&#xD;
can be adopted to achieve these objectives, making the administration and maintenance of these&#xD;
buildings more efficient and practical. The proposed solution consists of implementing&#xD;
Building Information Modeling (BIM) technology in a modern historical building in São Luís,&#xD;
titled as Caiçara Building. BIM involves the use of tools that create a detailed three-dimensional&#xD;
model of the building, incorporating parameterized information. Additionally, it promotes high&#xD;
interoperability among all involved in the project, facilitating collaboration and ensuring data&#xD;
consistency and integrity. This reduces information duplication and the need for rework.&#xD;
Although BIM can be applied in all phases of a construction project, in this work, the focus is&#xD;
on the management and maintenance stage of the built model. To fully understand the benefits&#xD;
of using BIM in this context, it is essential to have knowledge of Facility Management&#xD;
principles that involve specific activities to improve building performance, adapted to the&#xD;
characteristics of the analyzed project.</description>

Abstact: According to the Brazilian Energy Research Company (EPE), as of 2019, buildings in&#xD;
Brazil accounted for approximately 50% of the country's electricity consumption. In this&#xD;
context, investing in solutions that promote environmental comfort in buildings&#xD;
emerges as an efficient and sustainable strategy for reducing energy use.&#xD;
Incorporating design features that support proper thermal performance does not&#xD;
significantly increase construction costs; on the contrary, it fosters resource&#xD;
rationalization. This results in lower utility and maintenance expenses, while also&#xD;
providing pleasant indoor environmental conditions for occupants. Therefore, studies&#xD;
related to thermal comfort and the rational use of electricity contribute socially by&#xD;
enabling financial savings, enhancing human comfort, and supporting sustainable&#xD;
environmental preservation.</description>

Abstact: This Final Undergraduate Project presents a proposal for the redevelopment of the&#xD;
Praça do Conjunto Vivendas do Turu, located in the Turu neighborhood, in São Luís&#xD;
– MA, Brazil. The initiative is based on a detailed diagnosis of the area and active&#xD;
listening to the local community, aiming to propose interventions that promote&#xD;
inclusion, well-being, and a sense of belonging. The adopted methodology included&#xD;
technical visits, photographic records, on-site observations, and the application of&#xD;
questionnaires to residents, supported by theoretical foundations regarding the role&#xD;
of public spaces in the urban context. The proposal is structured into five functional&#xD;
sectors: physical activities and sports, children's play, culture and events, food, and&#xD;
environmental and social interaction—organized in an integrated manner and&#xD;
connected by accessible paved paths and shaded seating areas. The project also&#xD;
includes solutions for infrastructure, drainage and sanitation, environmental comfort,&#xD;
landscaping, accessibility, and safety, while respecting the natural features of the&#xD;
terrain and preserving the existing vegetation. In this way, the proposal aims to&#xD;
transform the square into a qualified, dynamic, and multifunctional public space,&#xD;
capable of meeting the community’s diverse demands, contributing to territorial&#xD;
enhancement, strengthening of social bonds, and the promotion of urban quality of&#xD;
life.</description>

and materials in creating quality experiences. Milanesi (2009) states that a place that&#xD;
promotes art must offer a fitting cultural experience, leaving a lasting impression on the&#xD;
user. The project aims to create a space that symbiotically integrates architecture and&#xD;
fashion, aiming to represent the cultural and social essence of the place through a fashion&#xD;
center in São Luís, Maranhão.</description>
